Private, Regional Full Service Commercial Real Estate Firm – Strategic Business Line Assessment

The Challenge
A private, regional full-service Commercial Real Estate firm with six partners was facing a major ownership/management change. One of the six partners was beginning to divest his interests in the company to move toward retirement. The remaining five partners were struggling with the decision on the best way to handle the leadership gap left by the retiring partner. There were several options the partners were considering, including hiring a replacement for the same role the retiring partner had filled, reorganizing management to place an internal employee as the Partner's replacement, and restructuring their entire business to pursue additional business lines.

The Client had spent over a year reviewing their options and could not gain consensus among the partners. The Client asked Teel StratVisor Group to assist them in creating a future state corporate structure and in completing a business line assessment for their full-service real estate firm.

What We Did
The Teel StratVisor team began by facilitating a working session with all of the Partners to determine a potential future corporate model. The team reviewed the current state of the business lines focusing on key indicators such as profitability, staffing, ease of winning and doing business, cost of doing business, etc. Based on the information gathered, the Teel StratVisor team was able to develop an objective Strategic Decision Scorecard that included several future corporate model options. The team then facilitated the final scoring and weighting of the scorecard with the partners. Finally, the team developed recommendations for a future corporate structure based on the partners' objectives.

The Result
As a result of working with Teel StratVisor Group, the client received the following:

  • On-site, facilitated, strategic business line planning workshop(s)
  • Objective, weighted scorecard used in the development of the strategic business line analysis and long-term plan
  • Documentation of the short- and long-term goals for the company
